The calculator starts with available city report data, including ZIP-level rent signals, bedroom-level rent data, rent-per-square-foot context, days on market, listing counts, and broader city rent trend direction. The estimate is designed for planning, not appraisal. Bedrooms and square footage are entered per rental. The number of rentals field then multiplies that per-door estimate automatically. For example, two similar 3-bedroom, 1,800 sqft rentals should be entered as 2 rentals, 3 bedrooms, and 1,800 sqft, not 6 bedrooms and 3,600 sqft.
When bedroom-level rent data is available, the calculator uses that as the starting point. When square footage is entered, rent-per-square-foot context lightly informs the estimate. If the selected bedroom count has limited data, the calculator uses the closest available bedroom match or the broader city median and widens the planning range.
